  • [1:02] Seth Williams runs a website called REtipster.com. He describes himself as a blogger and YouTuber and his aim is to build a community focusing on real estate investing.
  • [3:44] In terms of size, REtipster has about 150,000 monthly unique page use and has $50,000 monthly revenue.
  • [7:09] Currently, Seth has 3 employees, a part time and a full-time virtual assistant and an editor.
  • [9:48] For the first year of REtipster, Seth didn’t make any money until he put up a blog post that promotes and sells his postcard template.
  • [12:12] In 2015, Seth decided to create an online course but he doesn’t want to be perceived as a guru.
  • [14:40] Seth talks about balancing between blogging and doing real estate deals.
  • [18:31] Most of their online traffic comes from organic searches.
  • [22:25] After college, Seth went into the banking career only because he wanted to pursue a decent living. He got introduced into books like Rich Dad, Poor Dad, which gave him the idea to go into real estate.
  • [24:20] Instead of houses, Seth started looking into vacant lands, which have lower competition and less complexity.
  • [29:17] For his first deal, he bought a half-acre parcel of land for $331 and sold it for $1,900.
  • [31:54] In 2011, Seth made his milestone land deal.
  • [33:45] Doing the land deals, Seth preferred cash deals, which made his income very inconsistent or spiky.
  • [36:29] According to Seth, it’s not hard to find land deals but the bottleneck occurs in the selling process since it takes some time to sell them.
  • [41:48] Seth shares the idea behind starting REtipster.
  • [45:34] When he got introduced to Pat Flynn and The Smart Passive Income, it became his template to start his new career into blogging and creating content.
  • [48:50] His day job was commercial real estate financing, which was beneficial to Seth as a real estate investor.
  • [50:29] There was one land deal where Seth screwed up and he lost a few hundred bucks.
